The moment you first start thinking about selling your timeshare you will ask yourself, “what is my timeshare week worth?” The value of your timeshare will drive your decision whether or not to sell it. If you determine your timeshare has a high value then it may be a good choice to sell it, especially if you are not using it. If you find your timeshare week has little value then it may still be a good decision to sell it so you can make the maintenance fees stop.
What is your timeshare week worth to you?
If you are using your timeshare every year then your timeshare week will be worth at least the lodging savings you have every year for vacations. The amount of savings would be the going retail rate for your resort minus the maintenance fee. For example, if it would normally cost $1,500 to rent the same place for a week and your annual maintenance fees are $800, your savings are $700.
Over a 12 year period, if you use your timeshare every year your savings would be $8,400. You’ve got to remember, that is its value to you! Anyone else may not consider that a valid value to them.
What is your timeshare week worth to a buyer?
That is the only question that has any relevance whatsoever. No matter what the retail price is for your timeshare, NO ONE will ever pay you that amount for it. Why not? Because you aren’t putting them through the same pressure and process to convince them to buy something that is overpriced and over exaggerated. And in a setting the buyer would consider the vacation of a lifetime.
What will the buyer consider valuable as far as my timeshare goes?
- Where the timeshare resort is located.
- What time of year the timeshare’s week happens (if it is a fixed week).
- Is the timeshare week part of a large and well known developer?
- How new is the timeshare resort? Need updating or repairs?
- Are there weeks or points available in the bank?
- Are the maintenance fees paid and affordable?
These factors will drive the value of your timeshare week in the mind of the buyer. Most of the time a timeshare buyer will offer far less than you’d consider. The good news is at least they are interested in your timeshare week. It is okay to stay firm on your price as long as it is still a big discount compared to what the resort is charging for the same timeshare week.
